How to Buy Your First Home
You have long dreamt about it; you have spent many years saving for it; and now, at last, the moment of truth: you are ready to buy your first home.

Everything seems to have fallen into place. You know where you want to live. All your papers are in order. You have secured the necessary loans. The only thing left to do is to go ahead and buy it.

But wait. Buying your new home is going to be one of the most important and most expensive decisions you are going to make for perhaps a long, long time. Have you really done your homework? Are you really as well informed about it as you should be? Have you consulted a good real estate professional? The right one will help you make the right decisions. And better a few more considerations now than regrets later.

So let’s go through a final checklist.

Have you:
Chosen your real estate agent well? He or she is most often backed by a professional team. Take full advantage of this. You must be sure that your lender, your title rep and your agent are all working in your interest.
Thoroughly checked all the required documents, especially the inspection report? Make sure it has been done professionally.
Anticipated expenditures and discussed them with your real estate agent? Consider your income and how well it will be able to take care of all your expenses, remembering that paying the mortgage is going to be one of the most important and yet not the only one.
Viewed a fair number of properties or did you settle for the first one you saw? Your agent will be happy to show you several properties and you should take advantage of this. Viewing anywhere between five to ten properties will help you get the right picture of what is available and what suits you best.
Looked into all the possible overt and covert expenses you will incur? Taxes, maintenance, insurance, utilities and such must be carefully looked into. Are there any major repairs you will have to do once you have bought the house?
Looked past the trappings? Most of the attractive embellishments will be carried away by the present owner. So when reconnoitering look beyond the fancy furniture etc. and imagine what the house will look like when you get it- bare.
Looked the property over after the most recent occupants have left? Is everything exactly as agreed upon when you signed the contract?
Taken everything down in writing? Between you, the seller, and your agent, all discussions, understandings and agreements should be put down in writing. Nothing should be taken for granted or left to chance.
Allowed for delays? You, the buyer, or the seller could encounter a few unexpected problems that may delay the whole proceedings. Take them in your stride. Perhaps you may be the better off for them.
Been frank and honest with your agent and his team? Not being so may eventually delay or prevent you from getting the home you have so diligently searched for and finally set your heart on.
Once you have met all these conditions you can look forward to a pleasurable and memorable experience when you buy your first home.
